Weekly Update July 5, 2019

IS THERE A FOURTH OF JULY IN ENGLAND????… .yes, and there’s a fifth of July and a sixth of July and so forth. This has obviously been a shorter week for PCDA but that does not mean nothing happened. We chased down a potential new manufacturing company, only to find that what they needed, we didn’t have. Rather than pouting, we reached out to nine others to start the “come hither” dance. We talked a lot about marketing this week because, next week, the PCDA board will do the same at their July meeting (Thursday, July 11 th at 7:30 am at City central). We talked to a local manufacturer to try and help them meet a need and did the same with several start-ups. Workforce was on the brain in terms of ways to get local kids to consider local careers and this included prep for next week’s round two of Girlpower. City Central had a conference in “The Summit” earlier this week and that group also used the Gravity room while we talked to prospective tenants about office space. Finally, we even talked about a potential project west of town that isn’t about jobs but does have a certain energy to it. So it’s the usual hot, Fourth of July weekend but the economic development drumbeat plays on.

DO THEY WANT WHAT YOU WANT… One of the fun things that happens in economic development projects is balancing interests. It may shock you to learn that when someone is selling or leasing real estate, their main goal is not the overall benefit to the community. PCDA gets calls all the time from companies or individuals that want a building, either temporarily or permanently, and think that the owner should charge well below market, or take it off the market to let them use it for a while because “it’s good for the community.” They further decide that it is PCDA’s job to somehow make the owner do something that said caller believes is “good for the community,” (and coincidentally is great for them). There is a little gripping here because we received two such calls this week. If you’re reading this, PCDA knows that the last time you sold a house or property, what was “good for the community” was the most important thing in your mind and you were ready, no eager to take one for the team. Balancing these interests is a pivotal part of economic development. Business deals are just that, business deals, and they are done with the bottom line in mind. PCDA can’t change that but what we try to do is to locate parties with similar interests that also happen to provide economic benefit (jobs or higher wages) to the community as well. Often this is race against the clock but it is always done with a realistic view of what all parties are seeking.

MOVING DIRT & NEW BUILDINGS

Driving around Ponca after a meeting, staff noticed all the building going up and a couple of places where dirt was being moved. And of course, took pictures to share.

Pictured above: The EMS Training Center at Pioneer Tech is starting to look like the finished product! The other building is the new Ponca City Humane Society Building getting those roof trusses up in the air! This will be a great facility for our Humane Society when finished. Both these projects are Rick Scott projects, a local construction company. Here at PCDA we love that little fact.

Below: The dirt continues to be moved at Waverly & Grand for the new Dollar General Store DGX. Looking forward to the ribbon cutting on this new store concept.
